STAGE 1:
Survey / Assess the site or property, and draw the existing layouts and elevations
After a member of our team visits your property and gains a clear understanding of your requirements and ideas, they will provide tailored advice on the best approach, design options, and the necessary applications to proceed
Upon accepting our services, we will schedule an additional site visit to survey the property and create detailed existing drawings. This visit also allows us to assess the condition of the building and further refine the project brief. With your requirements clearly defined, we can then begin the design process.
STAGE 2:
Feasibility and Scheme Design / Constraints / Solutions
We begin by thoroughly analysing any site constraints and evaluate how we can make them work to your advantage. Your ideas and requirements will be thoughtfully translated into detailed drawings, with explanations provided as needed. Each design is approached holistically, considering natural light, ventilation, circulation, structural integrity, and build costs simultaneously. Every aspect of our work is intentional, justified, and purposefully designed.
Once the drawings are prepared, you will have the opportunity to review, ask questions, and suggest amendments. Our goal is to bring your vision to life by developing tailored design concepts and options that align with your brief.

Once you are satisfied with the design, and planning approval is required, we will advise you of the type of application that is required and handle the submission of the application to the Local Authority, acting as your representatives. If additional consultants, assessments, or surveys are needed to support the planning application, we will coordinate with them on your behalf.
The requirements for domestic and commercial developments may vary, and we will ensure all specific needs are addressed. You won’t need to worry about any administrative tasks, as we will manage the entire process, including monitoring the application. The Local Authority will communicate with us as your appointed agents, and we will keep you fully informed every step of the way

STAGE 4:
Technical Design and Building Regulation Specifications
Once your application is approved (depending on the type of proposal), we will create detailed technical drawings known as Building Regulations specifications. These drawings form part of your tender documents. In some cases, additional working drawings may be necessary, depending on the design and type of development. Contractors will use these drawings to provide quotes and guide them during the construction phase.
Typically, these specifications are submitted for a plan check to either the Local Authority Building Control department or an Independent Building Control company. Building control inspectors will oversee the project at various stages and issue a completion certificate once the work is finished. This certificate, which is kept with your property deeds, serves as confirmation that your build complies with the building regulations.

Once your pre-construction documentation is complete, you are ready to begin the build.
